Leading the rise in apartment prices in the Seoul metropolitan area

In the third quarter of this year, large construction companies' "wars of distribution " will be held in Incheon. Despite the government's regulatory policy, as the Incheon real estate market continues to boom, a large number of construction companies, which are considered "first-tier construction companies," are expected to be released.

 

According to Real Today, a research company specializing in real estate on the 17th, construction companies including Hyundai Engineering & Construction, POSCO E&C, Daewoo E&C, HDC Hyundai Industrial Development and SK Eco Plant are preparing to sell Incheon in the 3rd quarter. "In most cases, apartments built by major brands have excellent commerciality and future value, so they are successfully sold," Real Today said.

 

The popularity of the brand complex has been proven by the HDC Hyundai Industrial Development, Hyundai Engineering & Construction, and POSCO E&C consortium. Citio Ciel Complex 3, which was sold by the consortium at the first block of Yonghyeon Hakik in Michuhol-gu, recorded a competition rate of 12.59 to 1, with 7,136 people subscribing for 567 households in the first order of subscription. In the first complex, the competition rate was 16.99 to 1.

 

Hyundai Engineering & Construction and SK ECO Plant will start next month. Hyundai Engineering & Construction will sell Hillstate Incheon City Hall Station, which will be located around 900-138, Ganseok-dong, Namdong-gu. Of the 705 households, 484 are subject to general sale.

 

SK EcopLANT's Hakik SK View will be transformed into a large-scale complex of 1,581 households through a housing redevelopment project in Hakik District 1.

 

It is also actively selling officetels in the third quarter. POSCO E&C is set to sell "The Sharp Songdo Centumhive" (387 rooms). Daewoo Engineering & Construction is also planning to sell "Cheongra Purgio Truciel" officetels with 1,522 rooms.

 

The large supply of supplies to Incheon is attributed to price support. According to the Korea Real Estate Agency's National Housing Price Trend survey, the price increase rate of apartments in Incheon stood at 0.43 percent in the second week of this month. The rate is higher than 0.20 percent in Seoul and 0.39 percent in the metropolitan area. This year's cumulative growth rate is 14.72 percent in Incheon, which is higher than 10.23 percent in the metropolitan area.

The 84area dedicated to Songdo in E-Pyeonhansesang, located in Songdo-dong, Yeonsu-gu, was traded for 948 million KRW on the 5th. Compared to the price of similar floor-to-floor households traded at the mid 800 million KRW level in the middle of last month, the price rose by 100 million won in less than a month.
