New public housing sites will be established in Namdong-gu, Michuhol-gu, and Yeonsu-gu, Incheon.

 

According to the Ministry of Land, Infrastructure and Transport on the 30th, as a follow-up to the "public-led 3080+, measures to drastically expand housing supply in metropolitan areas," the location of the 3rd new public housing, including the Guwol District 2, Incheon, was finalized.

 

The Guwol 2nd district in Incheon will be built as a medium-sized residential area with a width of 2.2 million square meters and 18,000 households adjacent to three districts, including Guwol-dong, Susan-dong, Namchon-dong, Namchon-dong, and Sunhak-dong, and Guangyo-dong and Munhak-dong, Michuhol-gu.

 

It is the third largest after Uiwang, Gunpo, Ansan (41,000 households) and Hwaseong Jinan (29,000 households).

 

The area has good location conditions with public institutions such as Incheon City Hall and the Incheon Metropolitan Office of Education and has advantages of being close to the central area of Incheon. In particular, Incheon Metropolitan Rapid Railway (GTX-B) Incheon City Hall Station will penetrate the Munhak Stadium of Incheon Metropolitan Subway Line 1 in the future, and will be established about 3km away.

 

The Ministry of Land, Infrastructure and Transport plans to establish a stable housing supply base and create a self-sufficiency city that co-develops with the surrounding areas by utilizing the fact that the September 2 district is located near the city with excellent accessibility. It will integrate urban support facilities in station areas where transportation is convenient, and strengthen self-sufficiency such as creating jobs in the region by supporting start-ups and deploying youth homes in areas behind it.

 

In addition, the Ministry of Land, Infrastructure and Transport plans to expand social overhead capital (SOC) such as culture, transportation, and welfare in connection with existing cities. It will also build a green axis linked to Munhaksan Mountain and Seunghaksan Mountain, and create a park and green land of about 500,000 square meters, including an eco-friendly waterfront space centered on Seunggicheon Stream.

 

The Ministry of Land, Infrastructure and Transport has decided to establish a transfer system between GTX-B (to be Incheon City Hall Station), Incheon Metropolitan Railway (Line 1 and 2), strengthen its connection with the existing public transportation system, and distribute traffic through three-dimensional expansion and expansion of Namdong-daero, Hogu-po, and Maesohol. The Ministry of Land, Infrastructure and Transport believes that the systematic improvement of the southeastern intersection of the second Gyeongin Expressway will strengthen accessibility and establish a GTX-B route connection system so that it can arrive at Yeouido and Seoul Station in 30 minutes.

 

The Ministry of Land, Infrastructure and Transport and the city of Incheon plan to establish a district plan by 2022 and begin construction by 2023.

 

A city official said, "We will designate it as a land transaction permit area after deliberation by the Urban Planning Committee in September to block speculative land transactions as a follow-up measure following the announcement."

 

Meanwhile, the Incheon Green Union issued a statement opposing the government's policy. "It has already failed to raise housing prices by lifting development-restricted zones and supplying apartments," the Green Union said. "Experts are concerned that if public housing is carried out in Guwol 2 after Gyeyang Techno Valley, it could promote communityization in Jung-gu, Dong-gu, and Michuhol-gu, while disrupting the housing market in Incheon.
