Incheon Gyeyang Techno Valley (TV) project, the third new city in the metropolitan area, has entered its main track.

 

The Ministry of Land, Infrastructure and Transport's Metropolitan Area Readjustment Committee recently approved a conditional project to create 3.33 million㎡ of Gyeyang TV's public housing district.

 

If you look at the main contents that were decided this time, it first suggested that Gyeyang TV's self-sufficiency function should be maintained at 22% level when promoting the project.

 

22% is more than 15% of other third-term new cities, which is because Gyeyang TV was planned it as a public housing zone linked to TVs from the stage of the project, which is interpreted as meaning to maintain this function.

 

Along with this, the Seoul Metropolitan Area Readjustment Committee also called for measures to contain population and industry concentration.

 

This is because Gyeyang TV is not a growth management area that needs to attract population and industry, but an overpopulation control area that is the opposite concept.

 

In addition, the committee also attached conditions such as △supplementing the implementation plan of the super express bus system (S-BRT) in the project district △establishing detailed plans for guaranteeing sunshine rights of educational facilities △the procedure of changing or establishing plan△implementation of the environmental impact assessment.

 

As a result, Incheon Metropolitan Government, LH (Korea Land and Housing Corporation), and  IH (Incheon Metropolitan City Corporation) plan to start the project in earnest starting with pre-subscription of 1,050 households for public sale next month.

 

"We plan to push ahead with the project, reflecting the conditional decision made by the Ministry of Land, Infrastructure and Transport," an Incheon city official said. "The city plans to provide 17,000 homes (39,000 people) next month.
